Looking to Add Value to Your Home?

There are many reasons to consider adding a new bedroom to your house. Maybe your children have moved back home with a partner? Perhaps you long for a guest room that could double as a work room? Whatever your reasons for considering an additional room, you’re probably also thinking about the question: ‘How much value does an extra bedroom add?’.

The good news is that an additional bedroom can add 12.5% – 17.5% to the value of your property. If that’s the kind of return that would motivate you to start planning, read on. In this article, the My Build My Way team look at different approaches to creating an additional bedroom. Which one you choose will depend on the size of your budget, the type of property you live in, and the use you have in mind for your extra bedroom.

4 Ways to Add an Extra Bedroom

  1. Build an Extension
  2. Loft Conversion
  3. Add a Partition Wall
  4. Garage Conversion

1. Build an Extension

If you have the space to build an extension, it could offer more than just an extra bedroom. A double-storey extension could add additional space to your kitchen, or living space, whilst also delivering the new bedroom. Your home extends its footprint, provides an opportunity to restyle ground floor rooms, and leaves your existing bedrooms intact.

An extension may need planning permission, so it’s worth find out about your permitted development rights before making a decision on this approach.

2. Loft Conversion

A loft conversion is a popular and practical way to use empty space at the top of your property. A well-designed loft conversion can provide you with an ensuite bedroom, a glorious place to work, or a play-space for the children. The process of conversion is also less disruptive than building an extension.

The first thing to do, if you have a loft space, is to check the dimensions; not all lofts are suitable for conversion.

3. Add a Partition Wall

The partition option is, without doubt, the most cost-effective way to add an extra bedroom to your property. Bear in mind, though, that the creation of two cramped rooms rather than one good sized room, may not realise the extra value you’re hoping for. The best results are achieved when a large bedroom is divided, using a stud wall, to make two reasonably sized new rooms.

It’s worth getting the advice of an architect, even though this is a simple process, as they will be able to advise on ways to gain maximum light, storage, and floor space from your home improvement.

4. Garage Conversion

If your garage space can be freed up, it could provide an excellent starting point for your additional bedroom. It may be difficult to envision the transformation from ‘large shed’ to comfortable sleeping space, but a conversion can be achieved quite fast. The addition of skylights or windows to let in the light will make an enormous difference, as will insulation and underfloor heating.

Bear in mind that finding alternative parking for your car may add to the cost of converting your garage. If, however, it’s become a storeroom, you have a great excuse for a clear out.
