Things that count as a change

  • Additional works not in the original scope.
  • Changes to specification, materials or finishes.
  • Design amendments after the contract is signed.
  • Programme changes that affect the agreed timeline.

How to keep it clean

  • Builder sets out the change, the cost impact and the time impact.
  • Homeowner reviews and confirms in writing before work proceeds.
  • The note is kept on file alongside the original contract.

Verbal "we agreed it on site" promises cause most arguments later. If it is not written down, treat it as not agreed.
